Any square foot measurements quoted on the website or project cards represent approximate built-up or super built-up areas. Exact carpet areas, built-up areas, and boundary measurements are formally established in the finalized structural drawings and municipal building permits. Minor engineering variances (+/- 2-3%) may occur during the physical civil construction process.

3. Statutory & Municipal Approvals

All construction proposals are subject to approval and clearance by the relevant statutory authorities, including the Kozhikode Municipal Corporation, local Grama Panchayaths, Kerala Fire and Rescue Services, Kerala State Electricity Board (KSEB), Kerala Water Authority (KWA), and the Coastal Regulation Zone (CRZ) authority where applicable. Building parameters must strictly conform to the Kerala Municipality Building Rules (KMBR 2019) or Kerala Panchayat Building Rules (KPBR).

4. Material Specifications & Equivalents

Nestline Builders reserves the right to substitute specified brand components (such as sanitary fittings, tiles, or electrical switches) with products of equivalent or superior quality and price if the original specified brand or model becomes obsolete, discontinued, or faces severe supply chain disruptions in the local market. Any such substitutions will be documented in writing.
